Facilities Maintenance Technician

Summary

Under the direction of the Facilities Manager, the incumbent is responsible for the execution of maintenance, cleaning and repairs of the buildings, grounds, equipment, mechanical and electrical systems. Performance of minor carpentry, painting, plumbing, air conditioning and related electrical/mechanical maintenance work as instructed.

Responsibilities

• • Perform scheduled preventive and predictive maintenance on building mechanical and electrical equipment according to agreed schedule.
• • Execute maintenance schedule with external service providers as instructed.
• • Identify maintenance issues with equipment and communicate them to the Supervisor.
• • Assist with execution of the maintenance schedule to minimize equipment malfunction and to maintain satisfactory equipment conditions.

• Building & Facilities:

  • • Quarterly Building wash inclusive of exterior windows and deep cleaning of interior walls as directed.
  • • Minor repair work of damaged tiling, doors, wall and other facility elements.
  • • Landscaping maintenance to ensure plants are adequately growing, watered, moved, planted and otherwise for aesthetic upkeep.
  • • Perform minor repairs of fencing and exterior walls, inclusive of painting as instructed.
  • • Perform minor condition of the sidewalk and fill cracks as instructed.
  • • Perform minor repair of the driveways and parking area and fill potholes as instructed.
  • • Check and clean around the dumpsters.

• Plumbing:

  • • Remedy issues with faucets, toilets, showers, and related piping, inclusive of leaks.

• Lighting & Electrical:

  • • Replace burnt / exhausted bulbs or lamps.
  • • Repair exterior and interior cables to ensure burnt or damaged lines are replaced where applicable.
  • • Effect the repair, replacement or installation of switches, fuses, sockets, lights, fans or other light equipment.
  • • Change batteries in smoke detectors, alarms, testing instruments, and other facility fixtures.
  • • Effect cleaning of exhaust fans.

• Roofing:

  • • Assists with roof repairs in collaboration with the Facilities manager at least twice a year, and post and pre-storms to organize and conduct any repairs with the Facilities Manager.
  • • Clear any roof drains of debris and conduct or organize repairs for preventative maintenance.
  • • Repair roof to wall connections and report any damage noticed while performing duties or otherwise.
  • • Remove any plant life growing on the roof.
  • • Adjust, repair and re-organize awnings as instructed.

• Air Conditioning Systems:

  • • Resolve simple issues such as remote battery changes or reporting any complaints received from staff for action.

• Other:

  • • Ensure the motor vehicles are washed weekly.
  • • Assist with movement or installation of refrigerators, chairs, or other equipment.
  • • Checks and assists with ensuring properties are ready for emergency situations.

Required Skills

• • Adequate skills and proven knowledge in areas within the Mechanical, Electrical and Plumbing (MEP) or equivalent (hands-on).
• • Skilled in the use of numerous hand and power tools.
• • Ability to adapt quickly, effectively collaborate, and employ sound judgement.
• • Effective verbal and listening communication skills for all levels.

Qualifications

• • Skills Proficiency Certificate from HEART NSTA.
• • At least two years’ experience in a similar capacity.
